Our Lease

Some if the main components of our lease are listed below. Please contact us with any questions on the lease or to receive a complete copy of our lease. 

Lease Duration

All leases are a minimum of one year for the initial term. No shorter leases will be available for any reason. Lease renewals may be shorter than one year on a case-by-case basis at the property owner’s discretion. 

Late Fees

Late fees are 10% of the monthly rent or $50, whichever is less. Late fees will apply if full rent is not received by the 5th of the month. Late fees will not waived for any reason. No partial payments will be accepted. If rent is not received by the 6th of the month, the eviction process will start with a notice to pay. 

Utilities

A majority of our units have separate utilities. In these units, tenant is responsible for gas and electric. Utilities muse be changed to the tenant’s name prior to receiving the keys and moving in. Heat should be kept at a minimum of 55 degrees in winter to prevent pipes from freezing. Failure to do this will result in tenant paying for damages. 

Alterations

The tenant will make no repairs or alterations to their unit. All repairs will be addressed by the property manager. Alterations include any permanent changes including painting, hanging shelves or pictures, or anything else that damages or changes the physical unit. Any alterations will be reverted to the original condition at the tenant’s expense or deducted from the security deposit.

Grounds / Snow

Landscaping, grass cutting, and snow plowing are included at all properties. Snow removal from sidewalks, walkways, porches, and steps is the responsibility of the tenant. Please contact us if a shovel or salt is needed.
