Application Process

The simple process outlined below is applicable to all properties that we manage. We ask each applicant to review the process and apply to be considered for tenancy. Any questions regarding the application process? Contact us here. 

Application Policy

Here at Carr Property Management, we, along with the property owners we represent, are proud to be equal opportunity landlords. We comply with the Federal Fair Housing Act and the NY State Department of Human Rights Law. We do not discriminate against any person because of race, color, religion, sex, national origin, disability, familial status, citizenship, sexual orientation, gender identity or expression, military status, creed, marital status or source of income.

Units are rented to the first qualified applicant that meets our rental criteria and provides all required supporting documentation. Failure to complete the application in its entirety will result in denial. If additional documents are required, the application will not be considered to be complete until they are received. 

Step 1: Choose Property

Take a look at our current available units and pick one that you would like to live in. If there is an open house, come take a look at the unit!

Step 2: Apply Online

One you find a unit that you're interested in and have determined that you meet our rental criteria, simply fill out an online application. Every person age 18 or older who will be living in the unit must apply. 

NOTE: There is a $20 application fee per applicant that will cover the background, credit, and income checks.

Step 3:Complete Screening

Our third party partner TransUnion performs a criminal background check, runs a credit report, verifies income and provides us with the results. 

We will contact you if additional information is required, such as pay stubs, pet documentation, etc. 

Step 4: Decision Is Made

We review all applications and supporting documents with our property owners, and an applicant is chosen. Anyone not approved for the unit will receive a declination notice. 

Step 5: Tour Unit and Finalize

We set up an in-person tour of the unit to make sure you are satisfied with the property condition and answer any questions. If you would like to proceed and move in, we collect any rent, security deposits, and sign the lease. 

Minimum Rental Requirements

We welcome anyone who is interested to apply to become a tenant. Please reference the below criteria so that you can make an informed decision of whether you believe you can qualify as a tenant. Each adult over the age of 18 must submit an application, regardless of marital status. Each applicant is subject to a criminal/credit check and shall be charged for such check of $20.00. Approval shall be based on the below rental criteria:

INCOME: Applicants must be able to prove a combined monthly income of 3 times the monthly rent in writing. All legal sources of income can be counted, including but not limited to job income, unemployment, child support, social security, and rental assistance. If you are a student, you will require a cosigner or proof of funds. 

CREDIT: In order to determine credit worthiness, each applicant’s FICO score will be obtained. Applicants must have a credit score of 600 or higher. 

CO-SIGNERS: Any co-signer must have a credit score of 690 or higher and provide proof of income of 3 times the monthly rent or sufficient proof of funds. 

EMPLOYMENT VERIFICATION: A minimum on one month of paystubs, or two years of tax returns for self-employed applicants will be required. 

CRIMINAL BACKGROUND SEARCH: Carr Property Management follows the regulations provided by HUD in regards to the use of criminal background checks by housing providers. All felony convictions will be considered at the discretion of management. Any conviction for felony drug distribution and/or manufacturing is cause for automatic denial. 

PETS: Pets are not allowed in properties owned by Carr Property Management other than service animals and ESAs. Owners of properties we manage may allow pets on a case-by-case basis with additional monthly pet fees.
